Homebuyers in two residential Paramount projects in Noida and Greater Noida have finally received relief after the developer cleared outstanding land dues with local authorities. With the payment of ₹106.11 crore to the Noida Authority and Greater Noida Authority, buyers in 135 flats can now move ahead with the long-pending registry process.
The development removes a major administrative hurdle that had prevented many residents from completing ownership formalities in these Paramount projects.
Registries Resume After Dues Clearance
For several buyers, the inability to register their flats had been a long-standing issue because the developer had not cleared land cost dues to the authorities.
Officials confirmed that once developers settle their financial obligations, they become eligible to execute property registries in favor of homebuyers.
With dues now fully cleared in the affected Paramount projects, the process for executing registries can finally move forward for buyers who had been waiting for years.

Two Paramount Projects Involved
The pending registries are linked to two residential developments built by Paramount Developers:
- Paramount Emotions located in Greater Noida West
- Paramount Floraville located in Sector 137, Noida
Together, these Paramount projects account for 135 flats whose registries had been delayed due to unresolved dues.
According to officials, 35 flats belong to Paramount Emotions, while 100 flats are part of Paramount Floraville.
₹106.11 Crore Paid to Authorities
To resolve the issue, the developer deposited a total of ₹106.11 crore with local authorities.
The payments include:
- ₹25.63 crore deposited with the Greater Noida Authority for Paramount Emotions
- ₹80.48 crore deposited with the Noida Authority for Paramount Floraville
These payments were made under the Uttar Pradesh government’s policy designed to address stalled housing projects, which provides certain relief measures including recalculation of dues and partial interest waivers.
The dues clearance has now unlocked the registry process for buyers across the affected Paramount projects.
Paramount Emotions: Project Details
One of the affected Paramount projects, Paramount Emotions, is located in Greater Noida West and spans approximately 11.278 acres.

- 1,716 housing units
The development received its completion certificate on February 12, 2018.
According to project data, 1,681 flats have already been registered, leaving 35 units pending due to unresolved financial liabilities.
With the developer clearing ₹25.63 crore in dues, buyers of these remaining units in the Paramount projects can now proceed with property registration.

Another key development among the affected Paramount projects is Paramount Floraville in Sector 137, Noida, spread across 12.357 acres.
The project includes:

Following the payment of ₹80.48 crore, buyers in these Paramount projects are now eligible to complete the registry process.
Government Policy Aiding Stalled Projects
The resolution of pending registries in these Paramount projects has been made possible through a policy introduced by the Uttar Pradesh government to address stalled housing developments.
The policy allows developers to:
- Recalculate outstanding dues
- Receive partial interest waivers
- Clear financial liabilities in a structured manner
By enabling developers to settle dues more efficiently, the policy aims to unlock delayed property registrations and protect homebuyer interests.
