DHL Leases Major 4.3 Lakh Sq Ft Warehouse in Chennai for ₹97 Lakh Per Month

DHL leases warehousing space spanning nearly 4.3 lakh sq ft at Indospace Industrial & Logistic Park in Vishnuvakkam, marking one of Chennai’s most prominent logistics real estate deals of 2025. The transaction, registered in October, reflects the steady rise in demand for Grade-A warehousing as global supply chain operators expand their footprint in South India.

According to property documents accessed by Propstack, DHL Supply Chain India Pvt Ltd has taken the large-format facility on lease for ₹96.64 lakh per month, reinforcing Chennai’s position as a strategic logistics hub for manufacturing, retail, and e-commerce industries.

Lease Structure: Rent, Area & Timelines

The registration documents show that DHL leases warehousing space at a monthly rental of ₹22.55 per sq ft, covering a total leased area of approximately 4.28 lakh sq ft. The carpet area is recorded as 4.05 lakh sq ft, making it a significant expansion for the company’s logistics operations in the region.

The lease tenure is one year, with a six-month lock-in period, and the agreement was formalised in two stages one tranche beginning on September 29 and another on October 10. DHL has paid a security deposit of ₹5.80 crore, along with a stamp duty of ₹8.13 lakh.

The facility has been leased from Shirina Industrial & Logistics Park Private Limited, though responses from DHL and the landlord were awaited at the time of publication.

Strategic Location Inside Indospace Industrial & Logistic Park

Indospace Industrial & Logistic Park in Vishnuvakkam is among Chennai’s most sought-after warehousing corridors due to its connectivity to National Highways, industrial zones, and southern consumption pockets.

The park offers Grade-A infrastructure, large floor plates, and advanced logistics features suited for multinational occupiers. For DHL, which increasingly relies on automation, integrated supply chain workflows, and faster regional turnaround, the location serves as a strategic gateway to Chennai, Sriperumbudur, and the broader Chennai–Bengaluru industrial belt.

DHL’s Continued Expansion in India’s Logistics Market

The lease adds to a series of major warehousing transactions executed by the company across the country. Recently, DHL leases warehousing space measuring 4.17 lakh sq ft in Bhiwandi, near Mumbai, at a starting monthly rent of ₹91.90 lakh. That deal, registered with CRE Matrix, carried a deposit of ₹2.76 crore and valued the rent at roughly ₹22 per sq ft.

Earlier this year, DHL Logistics Private Limited renewed its large-scale warehousing lease in Panvel FTWZ, taking 3.17 lakh sq ft at a monthly rent of ₹1.80 crore for five years. These expansions signal the company’s aggressive consolidation across India’s top logistics hotspots as supply chain networks grow deeper and more sophisticated.

Key Warehousing Deals Driving 2025’s Market Momentum

Beyond DHL, India’s warehousing sector continues to see accelerated activity in 2025.
In August, Welspun One Logistics Parks acquired 107 acres across Bengaluru’s major logistics clusters as part of its South India expansion strategy. The company announced that its 51-acre Hoskote project will cater to 3PLs, FMCG players, and modern retail operators due to its proximity to the Bengaluru–Chennai Expressway, STRR, Whitefield, KR Puram, and Sarjapur.

On the same front, Zomato Hyperpure leased 2.46 lakh sq ft of space in Bhiwandi in a five-year deal worth ₹43.9 crore, further reflecting the surge in demand for Grade-A warehousing from food supply and last-mile logistics players.

Why Grade-A Warehousing Demand Is Rising

The spike in leasing activity—led by global players like DHL, Amazon-linked logistics partners, and domestic supply chain companies—can be attributed to:

  • Expansion of e-commerce and quick-commerce networks
  • Higher demand for temperature-controlled and automated facilities
  • Supply chain re-engineering post-pandemic
  • Manufacturers pushing for faster distribution cycles
  • Policy support for logistics parks, FTWZs, and multimodal hubs

Chennai, with its industrial ecosystem anchored by electronics, automotive, and engineering companies, continues to be a high-priority market for large occupiers.

What This Means for Chennai's Logistics Real Estate Landscape

The fact that DHL leases warehousing space of this scale inside Indospace underscores the robust industrial and warehousing traction in Tamil Nadu. With limited Grade-A supply and high occupier demand, rentals in Chennai’s major warehousing clusters are expected to remain firm throughout 2025–26.

Developers across Oragadam, Sriperumbudur, and the northern corridors are witnessing steady inquiries from 3PLs and FMCG brands, further strengthening the region’s position as one of India’s most resilient logistics hubs.

Conclusion

The latest Chennai transaction, where DHL leases warehousing space spanning 4.3 lakh sq ft for nearly ₹97 lakh per month, reinforces the company’s aggressive growth strategy and highlights the shifting dynamics of India’s logistics real estate market. With rising demand for organised warehousing and world-class infrastructure, Grade-A parks like Indospace are increasingly becoming the first choice for top global occupiers.

As supply chain networks deepen and industrial activity expands, Chennai is poised to remain one of the strongest logistics markets in India, attracting sustained investment and large-scale leasing activity through 2025 and beyond.
