A new expressway rarely lifts every plot near it. It lifts the ones close to an exit, an industrial node or a town that is already growing. That is the thread through the seven corridors below, checked against government replies, project reports and market data as of early November 2026.
Several things have changed since most 2026 lists were written. The Ganga and Delhi-Dehradun expressways are now open, Jewar airport started flights in June, and Uttarakhand has restricted farmland purchases by outsiders. Many price figures quoted for corridors such as Dwarka Expressway are apartment prices, not land prices, so treat them as a signal, not a valuation.
Which Are the Best Expressway Corridors for Land Investment in India in 2026-27?
The strongest cases combine a working road, a real demand anchor such as an airport, industry or a large city, and clear land rules. On that test, seven corridors are worth a look.

Delhi-Mumbai Expressway: Is It Good for Land Investment?
It can be near the right nodes. The project is about 1,350 km long. A March 2026 Parliament reply said 697 of the 912 km Delhi-Vadodara section was operational, with 215 km still under implementation and a June 2026 target, while three Gujarat packages were pushed to March 2028. I could not confirm which stretches have opened since, so check NHAI before relying on any date.
Market commentary points to areas such as Sohna, Bhiwadi, Alwar, Kota, Ratlam, Vadodara and Surat. Interchanges and industrial belts matter more than closeness to the road. A plot 10 km from an exit may gain less than one near an industrial node.
Samruddhi Mahamarg Land Investment Outlook
The final 76 km stretch opened on 5 June 2025, making the entire 701 km Mumbai-Nagpur corridor fully functional. That removes road-completion risk. The risk that remains is land status. One land guide warns that Gram Panchayat and unsanctioned non-agricultural plots are sold alongside legal ones, and advises verifying the zone before purchase. Look for road access, water and clear conversion potential.

Jewar and Yamuna Expressway Land Investment After the Airport Opening
Noida International Airport was inaugurated on 28 March 2026, and commercial operations began on 15 June 2026. Phase I is built for 12 million passengers a year, scalable to 70 million.
Airport-led growth takes time. Hotels, logistics parks and jobs must follow the first flights. Forecasts of large gains are estimates, not returns. If you are looking in Greater Noida, check whether a plot is authority-allotted or privately owned, and which authority’s rules apply.

Dwarka Expressway: Is It Too Late to Invest?
It is a mature market. The corridor is 29 km, with 18.9 km in Haryana and 10.1 km in Delhi. Anarock’s September 2026 report puts average residential prices up 135% since 2021, from ₹6,032 to ₹14,180 per sq ft, with around 10,770 units available and about 18 months of inventory overhang. Square Yards reports a different range, from ₹6,300 in 2020 to ₹21,700 to ₹24,000 in 2025. The methods differ, and both are apartment prices.
The read-through: liquidity is better here, but much of the move has already happened.

Ganga Expressway Land Investment: Meerut to Prayagraj
This is an open road, not a plan. The 594 km expressway was inaugurated on 29 April 2026, cost around ₹36,230 crore, and passes through 12 districts. It runs largely through agricultural districts, so uplift can be slow and uneven. On farmland, check for tenancy claims, ceiling limits and litigation before any payment.
Bengaluru-Chennai Expressway Land Investment: What Is Open Today
About 100 km is drivable from Hoskote: 71 km in Karnataka, open since December 2024, plus 25 km into Andhra Pradesh from June 2026. The Tamil Nadu sections were not formally open as of mid-October, and a stalled stretch between Arakkonam and Kancheepuram was re-tendered. The East Bengaluru side, around Hoskote, Malur and Kolar, has the road today. The Chennai end is a wait.
Delhi-Dehradun Expressway Land Investment and Uttarakhand Land Rules
The 210 km expressway was inaugurated on 14 April 2026 and cuts the drive to about 2.5 hours. Demand for second homes and weekend plots has followed, but the buyer rules are the main issue.
Uttarakhand’s 2025 amendment bars non-residents from buying agricultural and horticultural land in 11 of its 13 districts. Haridwar and Udham Singh Nagar are expected, with sales needing state government approval. Dehradun is not among the exceptions. One report says non-residents can buy up to 250 square metres for residential use, with an affidavit. Confirm current rules with a local lawyer, and check eco-sensitive zones too.
How Do Expressways Affect Land Prices?
They shorten travel times, which makes nearby towns more useful for homes, factories, warehouses and hotels. Market commentary describes a pattern of price rises at announcement, again during construction, again at opening, and then slower growth with better liquidity. That pattern is not a promise. Gains are strongest where the road serves a real anchor, such as an airport, port, industrial cluster or big city.
How to Choose the Right Plot Near an Expressway
- Distance to the nearest exit and quality of the connecting road
- Title and mutation records
- Land-use classification and conversion status
- Approved layout or subdivision plan
- Whether you are legally eligible to buy that land
- Water, electricity and drainage, including flood risk
- Recent registered sale prices nearby, not just asking prices
Access matters more than distance alone. A plot near an interchange is usually better than one near the road but far from an exit.
This is general information, not investment or legal advice. Confirm status with NHAI or the relevant authority, and have a local lawyer check title and land use before you pay.
