There is no single BTS house in South Korea today. The seven members once shared accommodation at Hannam The Hill, a luxury residential complex in Seoul. In 2021, they moved towards living separately, with security and privacy becoming important considerations.
Since then, reports have linked individual members to some of Seoul’s most expensive residential developments. Their reported purchases have attracted attention not only because of their celebrity status, but also because the properties sit in neighbourhoods known for premium housing, privacy and limited supply.
BTS returned as a full group in 2026 with ARIRANG, released on 20 March. Interest in the members’ personal lives has followed the comeback, including renewed attention to their property holdings. The figures in this article are based on media reports and should be treated as reported transactions rather than confirmation of current residences. Specific unit numbers and street addresses are not included for privacy reasons.
The shared home: Hannam The Hill
Hannam The Hill is a luxury residential complex in Hannam-dong, Yongsan-gu, Seoul. Completed in 2011, it has 600 units across 32 buildings, according to Korean property reporting. Its location between central Seoul and the Gangnam area, along with its controlled access and private residential setting, has helped establish its reputation among affluent buyers.
BTS reportedly shared a suite of roughly 300 square metres at the development during the early years of their career. Reports have differed over whether the accommodation was rented by their agency’s founder, Bang Si-hyuk, or purchased for the members. The timeline also varies between accounts, although the complex is consistently identified as their former shared home.
Hannam The Hill has continued to attract attention for high-value transactions. In April 2026, singer and musical actress Ock Joo-hyun reportedly bought a duplex unit for ₩19 billion, setting a new transaction record for the complex at that time.
The development’s appeal reflects a broader feature of luxury housing: buyers often value a combination of location, security, space and privacy rather than size alone. A similar focus on location and premium positioning can be seen in India's high-end housing market, Mumbai luxury home prices in the first half of 2026.
BTS members’ homes: What has been reported
The members’ reported property histories span several Seoul neighbourhoods. The table below summarises details found in entertainment and property coverage. It does not establish where any member currently lives.

Jin: Multiple purchases at Hannam The Hill
Jin has been associated with several properties at Hannam The Hill. Reports say he bought one unit in 2019 for approximately ₩4.49 billion and another for about ₩4.27 billion later that year. In 2025, he reportedly purchased a larger penthouse for ₩17.5 billion, with no mortgage recorded in the property documentation cited by Korean media.
His property holdings have since changed. A report published by The Korea Times in August 2026 said Jin sold a 235-square-metre Hannam The Hill apartment in April for ₩12.7 billion. The unit had reportedly been purchased for ₩4.49 billion in 2019. Based on those reported transaction prices, the difference was around ₩8.21 billion before taxes, transaction costs and other expenses.
This sale is an important distinction when reading celebrity property lists: a past purchase does not necessarily mean that the person still owns the same home. Public reports may also refer to different units within one development.
J-Hope: Early ownership in Seongsu-dong
J-Hope was reported to have purchased an apartment at Trimage in Seongsu-dong in 2016, making it one of the earliest individual property purchases associated with a BTS member. The area has developed a reputation for high-end residential towers and a mix of lifestyle, retail and cultural destinations.
Later reports have described property sales and additional purchases by J-Hope, including a luxury penthouse. However, accounts differ on the number of properties retained and the total value of his portfolio. These estimates should not be treated as a verified statement of his current net worth or property holdings.
For readers interested in how celebrity purchases fit into the wider property market, Bollywood actors expanding into real estate as investors and developers. The markets and individuals differ, but both stories show why celebrity property transactions receive attention beyond entertainment news.
V (Taehyung): Reported ₩14.2 billion purchase
V reportedly purchased a residence at PH129, a luxury complex in Cheongdam-dong, Seoul, for ₩14.2 billion. Korean media reported that ownership was transferred on 17 September 2025 after the final payment was completed. The transaction was described as a cash purchase because no mortgage was recorded, although that detail is based on reporting about the property records.
PH129 is a small, high-end residential development known for duplex homes and a strong emphasis on privacy. The reported transaction demonstrates the prices associated with a limited number of homes in Seoul’s most expensive residential locations.
The purchase has been converted into Indian rupees in some entertainment coverage, with estimates around ₹90 crore. Such conversions change with exchange rates, so the original reported price in Korean won is the more useful figure for comparison.
Jungkook: A detached house in Itaewon
Jungkook reportedly bought a two-storey detached house in Itaewon for ₩7.63 billion in November 2020. Reports described the property as having been built in 1976, with an area of approximately 230.72 square metres.
At the time of the purchase, he was reportedly still living at Hannam The Hill, while the Itaewon house was leased. This is another example of why property ownership and a person’s primary residence should not be treated as the same thing.
The report concerns a historical purchase. It does not establish whether Jungkook currently owns the house, lives there or has made further property transactions.
RM, Suga and Jimin: Reported links to Hannam-dong
RM, Suga and Jimin have also appeared in reports about luxury homes in Hannam-dong and neighbouring residential developments. Some earlier coverage linked RM and Jimin to Nine One Hannam, while Suga has been associated in older reports with the UN Village area.
However, celebrity property reporting can combine purchases, sales, rentals and homes that were used during a particular period. It is therefore difficult to create a definitive current list from media accounts alone. The information available should be read as a record of reported property activity, not a directory of where the members live today.
What the purchases say about Seoul’s luxury property market
The reported transactions highlight several characteristics of Seoul’s premium residential market.
Location remains a major consideration. Hannam-dong and Cheongdam-dong offer access to key commercial areas while also containing developments designed around privacy and exclusivity. Seongsu-dong has gained attention for its changing urban character and high-end housing, while Itaewon has a different mix of detached homes and established neighbourhood streets.
Privacy is part of the value proposition. Controlled access, limited numbers of homes and layouts that separate residents from public areas can matter to high-profile buyers. These features are relevant to celebrities, but they also appeal to other affluent households.
A high purchase price does not guarantee a profit. Reports often compare a purchase price with a later sale or the estimated value of a similar unit. These figures are not the same as realised investment returns. Taxes, maintenance, financing, transaction costs and the length of ownership can all affect the final outcome.
For a broader look at premium residential demand, luxury home price movements in Mumbai and other global markets. Comparing different cities requires caution, since property taxes, market conditions, currency values and transaction rules vary.
Why the members live separately
The members’ move away from shared accommodation has been widely linked to privacy and security. Living separately also gives each person more control over personal routines and family life.
Interest in celebrity homes can quickly turn into speculation about exact addresses, daily movements or neighbours. Those details are not necessary to understand the property market, and this article does not include unit numbers or street-level information.
Jungkook has also publicly asked fans to respect personal boundaries. The distinction is important: a reported property purchase may be part of public entertainment coverage, but it does not make a person’s current home or movements public information.
What changed with BTS’s 2026 return?
BTS released ARIRANG on 20 March 2026, marking the group’s return with a full-group album after the members’ military service period. The group’s tour began on 9 April 2026 at Goyang Stadium, with a schedule spanning multiple international markets.
The comeback has renewed interest in the members’ music, public appearances and personal lives. Yet many of the property stories circulating during this period describe transactions from 2020 to 2025. The sale of one of Jin’s reported Hannam The Hill units in April 2026 is a reminder that these holdings can change.
For that reason, reported prices and past purchases are more reliable as a historical record than as a guide to the members’ current residences. Unless a recent transaction or ownership record is clearly established, it is best not to assume that a member still owns or occupies a particular property.
