Ahmedabad Property Tax 2025: How to Calculate & Pay It Online (Full Guide)

Owning a home in Ahmedabad has been one of the biggest milestones of my life, but understanding the tax system that comes with it took some work. If you’re a homeowner like me, or planning to buy property soon, you’ve probably asked:

How much is the property tax in Ahmedabad?

How is it calculated?

And do I need to visit the AMC office to pay it?

I asked all these questions, too. And in 2025, after navigating the Ahmedabad Municipal Corporation (AMC) portal myself, calculating my dues, and making an online payment from my laptop, I can tell you: it's much easier than it looks if you know what to do.

In this article, I’ll walk you through everything you need to know about Ahmedabad property tax in 2025, from rates and calculations to online payment and rebates, all explained with real examples.

What Is Property Tax and Why Do You Pay It?

Property tax is a mandatory charge levied by the AMC on all properties, residential, commercial, industrial, and even vacant land, within Ahmedabad city limits. This tax isn’t random. It funds vital city infrastructure: roads, drainage, lighting, waste collection, water supply, sanitation, and more.

If you want clean roads, functioning water lines, and better civic services in your locality, property tax is what keeps it all going. And unlike income tax, property tax is a local tax, so it’s collected and used within the city.

Ahmedabad Property Tax Rates in 2025

The good news is, AMC hasn’t changed the base rates this year. Here's how it works:

Property Type

Rate (Per Square Metre)

Residential

₹20.80

Non-Residential

₹35.36

These are base rates, but they’re just the starting point. Your actual tax amount depends on multiple other factors: location, age of building, usage type, and whether it’s self-occupied or rented out.

Understanding the Tax Formula (And How I Used It)

When I first looked at my property bill, I couldn’t figure out how AMC arrived at the number. So I did some digging and found the exact formula they use.

General Tax = Carpet Area × Rate × F1 × F2 × F3 × F4

Here’s what each factor means:

  • F1 – Location Factor
Based on your area’s jantri (government-assessed land value).
    Posh = 1.6 | Good = 1.1 | Average = 1.0 | Below Avg = 0.7
  • F2 – Age Factor
    <10 years = 1.0 | 10–20 years = 0.85 | >20 years = 0.7
  • F3 – Usage Factor
    Residential = 0.7 | Office/Commercial = 2–7 depending on use
  • F4 – Occupancy
    Owner = 1.0 | Tenant = 1.2 | Vacant = 0.5 | Rented Commercial = 2.0

Example: How I Calculated My Property Tax

Let’s say you own a 2BHK flat in a “Good” area like Naranpura or Ghatlodia.

  • Carpet Area: 83.85 sq. m.
  • Rate: ₹20.80 (residential)
  • F1 (Location): 1.1
  • F2 (Age): 0.7 (building over 20 years)
  • F3 (Usage): 0.7
  • F4 (Occupancy): 1.0 (self-occupied)

General Tax = 83.85 × 20.80 × 1.1 × 0.7 × 0.7 × 1.0 = ₹940 approx

But that’s not the final bill. There’s more.

Additional Charges You’ll See on the Bill

After calculating the General Tax, AMC adds:

  • Water Tax – Around 30% of General Tax
  • Conservancy Tax – Garbage collection and sanitation
  • Occupancy Usage Charges – ₹1/day (residential), ₹2/day (commercial)
  • Environment Improvement Charge (EIC) – Based on area
  • Education Cess – Slab-based; higher tax = higher cess
  • Estate Rent – Applies in select old properties only

In my case, my final payable tax came to ₹2,013, which matched AMC’s self-assessment tool exactly.

What’s New This Year: Self-Assessment System

In 2025, AMC launched a new Self-Assessment Property Tax Software. This tool allows citizens to calculate their upcoming property tax and submit the data digitally. The AMC then verifies and approves it.

This is a big step toward transparency and reducing tax disputes. You can access it through AMC’s main portal under “Assessment Tax”.

Offline Payment Options (If You Prefer)

If you’re not comfortable paying online, you can visit:

  • Any of the 60+ AMC Civic Centres
  • Carry your tenement number and a copy of the bill
  • Pay via cash, card, cheque, or DD

However, I strongly recommend going digital it saves time and helps you track your records easily.

How to Check Your Ahmedabad Property Tax Number (Tenement Number)

Before you can view or pay your property tax, you need your Tenement Number, a unique ID assigned to every registered property by the Ahmedabad Municipal Corporation (AMC).

If you’re not sure what your tenement number is, here’s how to find it:

Option 1: From a Previous Bill or Receipt

If you’ve paid property tax in earlier years, you’ll find the Tenement Number on top of your previous bill. It usually starts with a zone code followed by numbers (e.g., WZ-00012345).

Option 2: Search Online by Owner Name or Address

  1. Go to ahmedabadcity.gov.in
  2. Click on “Property Tax” under Online Services
  3. Choose the Search Tenement option
  4. Enter details like name, ward, plot number, or street
  5. Your Tenement Number will appear in the results

This tool is especially helpful if you’ve moved into a new property or misplaced older records.
