Pioneer Urban Land and Infrastructure Ltd. is venturing into the luxury senior living sector with Advait, its first offering in Gurugram. The company is spending almost ₹300 crore on a premium development through a joint venture with J K Organisation under its real estate arm, J K Urbanscapes Developers Ltd. (previously J K Cotton Ltd).
This upcoming senior living project consists of 2.6 acres of property located in the very desirable Sector 50 of Nirvana Country in Gurugram with direct access from Golf Course Extension Road. It will be constructed soon for ready-to-move housing by early 2027.
Advait will include 2BHK units (two bedrooms, a caretaker's room) within 18-story towers that house a total of 164 apartments. All units will benefit from a centralized air filter (TFA unit) to provide a healthier indoor condition.
The project is recognized as the first IGBC platinum-certified senior living community in Haryana to be licensed under the state’s retirement housing policy. Health care in the community is entrusted to Fortis Hospital, Gurugram, and will provide 24 hour health services for residents.

Along with that, Rakesh Bohra, Chief Operating Officer at PioneerUrban, touched upon the evolving senior housing segment in India: “Though senior living communities have had a long-standing presence in South India—about 40% of the existing supply—Northern areas like Gurugram are seeing significant growth. Advait represents an important milestone in our ongoing efforts to develop residential projects that are high-quality and future-ready.”
