GDA Expands: 77 Villages Integrated for Urban Growth in Ghaziabad

In an intentional attempt to direct urban development and orderly growth, the Ghaziabad Development Authority (GDA) will include a total of 77 villages along the Delhi-Meerut Expressway (DME) and Eastern Peripheral Expressway (EPE). The GDA Board, who convened on December 27 in Meerut, have taken this bold step to introduce planned development and end informal development in these revenue villages. 

The Ghaziabad Development Authority (GDA) gives 77 revenue villages that currently come under panchayat bodies in the Baghpat Kekhra tehsil and Loni and Modinagar areas a futuristic approach towards structured urban planning. As the villages are close to the expressways, unauthorized land development has been prevalent. If approved by the Uttar Pradesh government for integration, the Ghaziabad Development Authority (GDA) would assume the authority to adopt building by-laws and develop complete urban planning materials.

During a recent board meeting, the Ghaziabad Development Authority (GDA) announced its budget for the financial year 2025-26. The authority has proposed an expenditure of Rs 2,132.23 crore while revenue is expected to be Rs 2,623.4 crore which will be much higher than the last financial year’s revenue of Rs 1,599.6 crore with expenses of Rs 915.7 crore.

A significant decision is keeping the price freeze intact for 1,531 GDA elements till March 31, 2026. It is meant to encourage confidence in the market and support potential home buyers of different housing schemes that have EWS units to 3 BHK flats as options.
