DDA’s luxury housing project gets RERA approval

On April 4, 2024, it was reported by TOI that on April 3, 2024, RERA approved the registration of Delhi Development Authority's project to build HIG (multi-storeyed) houses in Dwarka Sector 19B.

The decision was made following RERA's request for clarification from DDA for selling the flats without having a registration certificate.

The applicant promoter must explain by April 2023 why they should not be penalized under Section 59 of the Real Estate (Regulation and Development) Act, 2016 for advertising and selling flats before obtaining project registration, which is a violation of Section 3, according to the RERA order mentioned in the media report. The hearing for the case is scheduled for April 30.

RERA observed that the applicant had advertised to sell the apartment publicly, thereby breaching section 3 of the act.

According to a RERA official, DDA submitted its registration application for the first time on June 1, 2023. However, despite reminders to rectify shortcomings and provide all required details in the specified format, there was no response from DDA as per the report.

According to the RERA Chairman, the DDA turned in an application in June 2023 that was only one page long and did not include the necessary documents or payment for registration. The Indian Express report stated that the registration fee was paid in September.

On March 15, 2023, RERA once more requested the DDA to provide necessary paperwork for the registration of the Golf View project. As per RERA officials, the real estate organization obtained the paperwork on that day and finalized the registration on April 2, 2024. Nevertheless, the registry came with a directive from RERA to DDA to justify avoiding penalties and to set up an escrow account to protect the allottees' funds.

DDA officials announced that the flats have been approved by RERA. Regarding the question about delays, it is being addressed properly, according to reports.
