The Adani Group has taken yet another major step in reshaping Mumbai’s urban landscape by securing the Motilal Nagar redevelopment project in Goregaon (West). After winning the bids for the Dharavi redevelopment and Bandra Reclamation land parcel, this marks the conglomerate’s third significant real estate project in the city.
With an estimated cost of ₹36,000 crore and a massive 142-acre footprint, the redevelopment of Motilal Nagar 1, 2, and 3 is being positioned as one of India’s largest housing transformations undertaken under the Construction and Development (C&D) model.
A Landmark Agreement with MHADA
The Maharashtra Housing and Area Development Authority (MHADA) officially signed the redevelopment agreement with the Adani Group on July 7, 2025. The project will bring new life to Motilal Nagar’s aging residential colonies, many of which date back decades.
According to MHADA, the Motilal Nagar redevelopment is the largest C&D redevelopment initiative in the country. The Adani Group will lead the transformation, acting as the construction and development agency tasked with executing the rehabilitation and new infrastructure.

Project Scope and Resident Rehabilitation
The redevelopment will cater to 3,372 existing residential units, 328 commercial spaces, and 1,600 slum tenements covered under the 1971 Slum Act. In addition to providing ultra-modern homes for current residents, Adani is expected to hand over nearly 397,100 lakh sq. m of constructed area to MHADA, significantly expanding the public housing inventory.
A highlight of the plan is the free rehabilitation of eligible residents into 1,600 sq. ft. apartments, a considerable upgrade from the existing infrastructure. Commercial tenants and non-resident occupants will also be allotted dedicated spaces.
Master Plan Backed by Global Expertise
To ensure that the Motilal Nagar redevelopment sets a benchmark in quality and sustainability, Adani has brought in international consultants for the project design and execution. The master plan has been designed by Mecanoo, a Netherlands-based architecture firm known for its people-first urban planning.
Buro Happold, a UK-based consultancy specializing in sustainable infrastructure, has taken charge of engineering and mobility planning. Notably, the rehab buildings will include solar panel installations, signaling a push toward energy-efficient housing.
A Green and Future-Ready Development
Environmental planning is at the core of the Motilal Nagar project. A sprawling five-acre central park is part of the design, promising green public space for residents. Improved mobility, well-designed internal roads, and access to essential infrastructure are other features intended to elevate quality of life in the community.
MHADA has also ensured that the project prioritizes resident rehabilitation before new allotments, a key move to maintain public trust and ensure transparency in execution.
Timelines and Execution
The project’s construction and delivery are expected to span seven years from the start of execution. In addition to meeting housing targets, the plan includes commercial and civic amenities that will add long-term value to Goregaon’s fast-growing real estate landscape.
A Bigger Vision for Mumbai’s Urban Future
This is the Adani Group’s third major real estate project in Mumbai, following its high-profile involvement in the Dharavi redevelopment, one of Asia’s largest slum transformation projects, and its acquisition of 17 acres in Bandra Reclamation.
Together, these projects indicate a clear strategic shift in the group’s real estate ambitions—one that combines large-scale redevelopment with public-private collaboration to address Mumbai’s housing challenges.

Leadership Speaks
At the official signing, MHADA CEO Sanjeev Jaiswal emphasized that the dream of redevelopment was finally becoming a reality for Motilal Nagar residents. “We aim to make this the most transparent and impactful housing redevelopment project in India,” he said.
Pranav Adani, Director at Adani Properties Pvt. Ltd., echoed the group’s commitment to social infrastructure, pledging to deliver world-class housing while preserving the area’s community character.
Conclusion
The Motilal Nagar redevelopment is more than a real estate project—it’s a social and infrastructural transformation that promises to reshape the Goregaon skyline and improve the lives of thousands of residents. Backed by global consultants, sustainability measures, and a clear execution roadmap, this mega initiative signals Adani Group’s growing influence in Mumbai’s redevelopment ecosystem.
As the city continues to grapple with space constraints and an aging housing stock, large-scale projects like Motilal Nagar could serve as a blueprint for urban renewal done right.
