ICICI Prudential Real Estate Development Fund has agreed to invest up to ₹210 crore in Ten X Realty West Ltd, a wholly owned subsidiary of Raymond Realty, to support a redevelopment project in the Mumbai Metropolitan Region (MMR). Raymond Realty disclosed the investment agreement to the stock exchanges on October 26, 2026. Reports on the disclosure do not say how much has been paid in so far.
What the ₹210-crore investment involves
Under the agreement, the fund will invest in Ten X Realty West alongside Raymond Realty, in the role of a financial investor. Reports on the disclosure put the commitment at up to ₹210 crore. That is a ceiling on the commitment, not a confirmed transfer. The company’s own announcement speaks of a proposed investment, and none of the coverage reviewed says how much has been received or whether it will arrive in tranches.
The investor is a Category II alternative investment fund (AIF) managed by ICICI Prudential AMC Ltd. Category II is the SEBI classification for private equity, real estate and similar pooled funds that fall outside Categories I and III.
Raymond Realty’s managing director and CEO, Harmohan Sahni, called the proposed investment a defining milestone for the company’s growth in the MMR. He said the partnership would help the company scale faster, use capital more efficiently and shorten project timelines.
Role of Ten X Realty West Ltd
Ten X Realty West is the Raymond Realty subsidiary that will carry out the redevelopment. According to the company, it is wholly owned by Raymond Realty. The reports describe the money as going into the subsidiary, with the fund and the parent investing together, rather than into a separate project vehicle.
Which project is it?
The disclosure, as reported, refers only to a redevelopment project in the MMR, described as one of the company’s projects. The reports reviewed give no project name, locality, land area, number of homes or project value.
The subsidiary has appeared in an earlier filing. In February 2025, Raymond said Ten X Realty West had signed a joint development agreement for a residential project in Mahim West, Mumbai, with estimated revenue potential of about ₹1,800 crore. The landowner and land size were not disclosed. The October reports do not say whether the ICICI Prudential-backed project is that one, so the two should not be treated as the same project until the company confirms it.
How the investment is structured
Three things are reported. The fund is a financial investor. It will invest in Ten X Realty West together with Raymond Realty. The company places the transaction within its asset-light expansion strategy.
Asset-light, in Raymond Realty’s usage, refers to its reliance on joint development agreements (JDAs). In a typical JDA, the landowner contributes the land. The developer handles approvals, construction and sales, and the two share revenue or built-up area on agreed terms. The developer does not buy the land outright.
The reports reviewed do not say what instrument the fund will hold, whether shares, preference shares, convertible instruments or debt. They also do not give returns, exit terms or conditions attached to the money. The coverage calls it an investment. It is not described as a loan or as an acquisition of the project.
Raymond Realty’s presence in the MMR
Raymond Realty says it entered real estate in 2019. It puts the estimated gross development value (GDV) of its portfolio at about ₹52,000 crore. GDV is the revenue a developer expects from selling all units over a project’s life, so it is an estimate and not realised sales.
According to the company, it holds about 100 acres of owned land and eight JDAs. The JDA portfolio carries a combined revenue potential of about ₹27,000 crore, roughly 52% of total GDV. Its residential portfolio includes TenX, The Address by GS and Invictus by GS. The company says the new capital will support expansion across premium Mumbai micro-markets and faster delivery of high-value projects. These are the company’s figures and have not been independently verified.
Institutional capital in project funding
Funds are an established source of project-level capital for Indian developers. A real estate credit platform run by Aditya Birla Sun Life AMC and BGO has reportedly invested over $200 million across 19 projects since 2022. Savills India put private equity investment in Indian real estate at $6.7 billion in 2025, up 59% from a year earlier. These figures show a wider pattern. They say nothing about the terms of the Raymond Realty deal.
What is known about next steps
The disclosure, as reported, gives no timeline for payment, project launch or completion. It does not name the project. Any further detail on the fund’s holding, the instrument or the project would have to come from later company disclosures or an ICICI Prudential statement. None was found in the reports reviewed.
Ans 1. ICICI Prudential Real Estate Development Fund has agreed to invest up to ₹210 crore in Ten X Realty West Ltd, a wholly owned Raymond Realty subsidiary, according to reports on the October 26, 2026 disclosure.
Ans 2. It is meant for the redevelopment of a project in the Mumbai Metropolitan Region. The reports reviewed do not name the project or its location.
Ans 3. That is not stated. The agreement has been executed, but the CEO describes the investment as proposed, and no report gives payment details. The figure is a ceiling.
Ans 4. It is a SEBI classification for private equity, real estate and similar pooled funds that do not fall under Category I or III. The investor here is managed by ICICI Prudential AMC Ltd.
Ans 5. The company relies on joint development agreements. The landowner supplies the land, and the developer builds and sells, with revenue or area shared as agreed. Raymond Realty reports eight such a total portfolio GDV of about ₹52,000 crore, of which about ₹27,000 crore sits in JDAs .
