NEW DELHI: Delhi Development Authority (DDA) will come out with its next housing scheme with 3,000 premium properties prior to Diwali. The flats will be offered through a draw of lots and include penthouses, Super HIG, HIG, MIG and EWS flats in Dwarka, Lok Nayak Puram, Vasant Kunj, etc. Officials said several of these properties were currently under construction. This would be a premium-only program with a limited number of available properties. This plan will include, for instance, the penthouses and Super HIG currently under development in Dwarka's Sector 19B. MIG and EWS apartments, which are also being built in Sector 14 Dwarka and Lok Nayak Puram, would also be made available, according to a DDA official. Only the fire no-objection certificate is still pending at Lok Nayak Puram, he added, where work is almost finished. In August, DDA had engaged a real estate consultant to figure out ways to improve sales, including of about 40,000 unsold flats. The firm will suggest a strategy to maximise sales, and the authority will conduct a survey based on the study and incorporate the changes in its schemes. While the whole survey will take time, we are expecting the consultant to submit its interim report in a month, based on which the scheme will be launched. Since we take three-four months in inviting applications, holding draw of lots and allotting flats after the launch of any scheme, the suggestions received during this period will be studied and evaluated, and changes will be incorporated,” said the official. Among the measures already taken by the authority to increase sales included doing away with the restriction that a person already having a DDA flat or a plot in Delhi, measuring more than 67 square metre, not eligible for new schemes. The introduction of preferential location charges based on elements like floor, sun-facing, corner flat, etc. is also planned, the official said. "DDA will also analyze prices of private properties in the area, for example, places like Vasant Kunj and Dwarka are already developed with all facilities, so the prices there will be comparatively higher," he added. Officials said another housing scheme, which will include the sale of 23,000 newly-constructed flats, mostly LIGs in Narela sub-city, will be introduced in a phased manner from probably early next year to avoid confusion.
